What's Being Built in My Backyard?

You may have noticed the cleared land and pile of dirt and steel at the corner of Broadway and Iris and wondered what is being built there. The site of the old People’s Clinic has been vacant since 2009 and has been the topic of sometimes fierce debate since 2017 when the owner/developer proposed 50 middle-income apartments and townhomes, a café, and a wellness center. The city rejected that proposal because the density was higher than the zoning allowed.
In 2021, the owner/developer came back with a proposal for 13 luxury townhomes, which were approved by the city. The building you see now is the construction of those townhomes, which are being designed by RHAP Architecture and Planning. The building permit shows that the homes will be about 3000 square feet each, and most will include four bedrooms, four bathrooms, plus a ~250 square foot garage and a carport. I have not yet seen any of these homes advertised on a real estate website, but I expect that we will see marketing begin soon. Based on the quality of design and finishes typical of RHAP, my guess is that the new townhomes will be listed for between $2.3 - $2.8 million.
